HOW TO BUILD AN ADU

Architectural studio National Design and Construction company United Signature often encounters commissions related to the desire to erect an accessory dwelling unit (ADU) on a single lot. This is essentially a small house or outbuilding for an individual family to live in. Together we have developed an algorithm of actions for each individual project. It consists of five basic steps.

If you have plans to expand your building or build a Detached ADU on your lot, these steps will help you to visualize the picture from idea to finished building.



STEP 1.

Feasibility Assessment


This is a preliminary study of the site for the feasibility of an addition or construction of a detached dwelling unit. It includes zoning analysis, coverage calculations, and contact with City or County staff. The results are formalized into a report with recommendations.


STEP 2.

Architectural Design


An architectural idea is developed in accordance with the idea. This step involves working with the client until the layout and appearance meet the final idea. After approval of the plans and facades, the complete architectural design begins, which includes the Energy Code, Site Plan, floor plans, facades, sections and details, all necessary tables and calculations.

In parallel, work with specialists on other sections of the project begins.


STEP 3.

Compilation of the complete design for permitting.


This part involves working with the Structural Engineer who, based on the Architectural Section, provides plans and calculations for the building structure.

Depending on the zone and complexity of the site, other sections of the project may be required, such as Civil Engineering, Drainage Report, as well as geological and geodetic studies.

Design work is also conducted for the interior of the kitchen, bathroom, and other rooms as needed.



STEP 4.

Obtaining a building permit.


After all necessary parts of the project are summarized, a form is completed for review by the city or county permitting department. After review and payment of two invoices, a building permit is obtained.



STEP 5.

Construction


All phases of construction work are inspected by inspectors from the appropriate departments. This is to ensure compliance with quality and safety standards.

After the final works, a final inspection is carried out.

At this stage, work is carried out directly on the building and landscaping.

The building is ready!
